Broker-led · 20+ years in real estate · Three generations · 37 Arizona markets
Full-service residential and commercial management, leasing and sales across Cottonwood and the Verde Valley, for owners who live here, down in the Valley or out of state. One all-inclusive rate quoted in writing before you sign, routine maintenance at the vendor’s price with the invoice attached, and one experienced broker who personally oversees your property.

I’m Olivier “Ollie” Lessing Barré, designated broker of Barré Properties, and I personally oversee every property we manage in Cottonwood. I’ve spent more than twenty years in real estate. In 2007 I founded a property management company on the Westside of Los Angeles, serving owners in Beverly Hills, Malibu, Calabasas and the neighborhoods around them, and grew it into a large family-run business before moving my family to Arizona in 2020.
We manage throughout Yavapai County and the Verde Valley, and Cottonwood is a market we know and specialize in: Old Town and the streets around it, the newer subdivisions, the line between the city and unincorporated Verde Village, the City’s short-term rental registration and what each part of town actually rents for. When you call, you reach the broker who signed your agreement, not a call center or a rotating account manager.
Our relationships are built on handshakes, trust and accountability. We keep every owner’s information private, put every term in writing before anything is signed, and send monthly statements with every invoice attached.
Cottonwood grew up beside the Verde River, where the cottonwood trees that gave it its name made a natural stopping place. A post office opened in 1885, Main Street was laid out in 1908, and the city incorporated in 1960. It counted 12,029 residents at the 2020 Census and an estimated 12,709 by July 2025, on about 16.6 square miles of Yavapai County roughly 106 miles north of Phoenix.
It is the trading center of the Verde Valley. Verde Valley Medical Center is here, the retail along SR 89A and SR 260 draws shoppers from across the valley, and the tasting rooms and restaurants of Old Town back up the city’s motto, the Heart of Arizona Wine Country. Dead Horse Ranch State Park and Riverfront Park open onto the Verde River Greenway.
For an owner, that makes Cottonwood a rental market as much as a visitor one. The Census counts about 54% of occupied homes here as owner-occupied, so nearly half are rented, and the median gross rent across every rental in the city was $1,120 for 2020 to 2024. Old Town cottages, the hillside streets and the newer subdivisions each rent at their own number, and we price every property on its own comparables rather than a valley-wide average.

Retail and shopping centers, single-tenant net-leased pads, office, flex, small industrial, medical office and mixed-use in Cottonwood — run as its own practice, because Arizona regulates nonresidential brokerage differently and commercial accounting has nothing in common with collecting a single rent check.
Lease abstraction and critical dates, CAM budgeting and annual reconciliation, transaction privilege tax, and the designated broker’s signature on every file — as A.R.S. § 32-2175 requires.
Everything for sale across Cottonwood and the Verde Valley, updated continuously from ARMLS. Looking to buy an investment property here? Tell us what you want and we will run the numbers with you.
One rate covers the whole job. The things other companies bill separately are simply included.
Marketing, showings, and full screening — credit, background, income, and rental history. We place the tenant and we stand behind the placement.
Collection, owner disbursements, monthly statements with full reconciliation, and year-end reporting your accountant will not complain about.
Vetted Verde Valley trades, coordinated and supervised. Vendors bill at their real rate and the invoice passes straight through with no markup on routine work. Major renovations and capital projects are quoted separately, with the supervision scope agreed in writing first.
Move-in, move-out, and periodic condition inspections with photos, included in the fee rather than billed per visit.
Arizona Residential Landlord and Tenant Act compliance, proper trust accounting, and ADRE oversight. Licensed brokerage, general liability and E&O insured.
Late rent, lease violations, notices, and the occasional eviction. This is the part owners hire out, and it is the part we take off your plate entirely.

The details that catch owners out in Cottonwood, and how we handle each one.
Cottonwood’s short-term rental ordinance (Ordinance 731, adopted March 7, 2023) requires every home rented for 30 days or less to register with the City every year, and registrations expire December 31. The application names a 24-hour emergency contact and lists the state tax license number, and the City asks for proof of citizenship or legal residency. We file it and renew it for the owners we manage.
The registration asks you to certify that the homes next door, behind, across and diagonally across the street were notified, and that owner and emergency contact information is posted at the property. Arizona law (A.R.S. § 9-500.39) lets a city require both, but it does not let a city ban vacation rentals.
Every short-term rental needs an Arizona transaction privilege tax license under A.R.S. § 42-5005, registered for the City of Cottonwood, and the number goes on the City application. Long-term leases of 30 days or more no longer carry city rental tax in Arizona.
Verde Village shares Cottonwood’s 86326 ZIP code and counted 12,019 residents in 2020, but it is unincorporated Yavapai County. The City’s registration does not apply there; the county allows short-term rental of permitted habitable homes and prohibits events. We confirm the jurisdiction from the parcel before we list.
Cottonwood averages highs near 101 degrees in July and lows near 26 in January. A vacant home needs cooling serviced before summer, and irrigation drained and hose bibs protected before the first hard freeze. That work is done by licensed contractors and vendors, and we coordinate and supervise it for the owners we manage.
Many of the newer subdivisions in and around Cottonwood are governed by an HOA. Arizona law (A.R.S. § 33-1806.01) lets an association require tenant information from the owner, and the CC&Rs can set minimum lease terms. We read them before we list.
Many Cottonwood owners live in the Valley, in California or out of state. We act as your eyes and ears on the property without you having to be there, coordinated and supervised by us and performed by vetted, insured providers at their real cost.
Scheduled interior and exterior checks between tenants or while you are away: systems run, irrigation verified, and the home made ready before you arrive.
Renovation, landscape and repair work watched on your behalf, with access controlled and progress documented in photos.
For second-home owners: heat or cooling set, systems checked, grounds at standard and deliveries received before you land.
The same broker and the same terms in every market we serve. If you own in more than one, you deal with one office.
